Modica Apartment One occupies a sixteenth-century residence adjacent to the Cathedral of San Giorgio, the baroque masterpiece that dominates the upper town of Modica. The 175-square-metre property—thought to have formed part of the Castle of Modica or an adjoining religious complex—was restored using local stone, lime plaster, and clay floors that echo the building's origins whilst incorporating contemporary design elements and original artwork by architect-owner Luca Giannini. The apartment accommodates six guests across three suites, each named for the elements of water, fire, and air, which complement the earth represented by the walled Mediterranean garden from which the property takes its name.
Modica sits at the centre of the Val di Noto, the concentration of baroque towns in southeastern Sicily that holds UNESCO World Heritage status. Ragusa Ibla lies fifteen minutes away, Scicli twenty minutes, and Noto approximately forty-five minutes to the east. Siracusa and its island quarter of Ortigia can be reached within an hour. The beaches at Marina di Modica and Sampieri are thirty minutes to the south, whilst the nature reserves of Cava d'Ispica and Vendicari offer walking through limestone gorges and coastal wetlands. Comiso airport is half an hour away, Catania approximately ninety minutes. Within Modica itself, the historic chocolate shops—heirs to techniques brought during Spanish rule—line the streets of the old town, a short walk from the property.
The interior arranges living spaces and bedrooms across multiple levels connected by the building's original stone staircases and archways. The kitchen centres on a functional island beneath a stone arch, with an iron-and-glass staircase descending to an underground cistern converted into a wine cellar stocked with Sicilian wines. The living room retains Renaissance-era features including wall niches and an architrave bearing the date 1554. Throughout the property, vaulted ceilings, locally quarried stone, and bespoke sculptured washbasins sit alongside contemporary furniture and artwork.
The walled garden provides a private outdoor space planted with citrus, fig, pomegranate, and medlar trees. A stone hot tub occupies one corner of the garden, whilst the furnished terrace above offers views directly onto the facade of San Giorgio cathedral. The outdoor areas include dining space for ten guests, arranged within the shelter of the high stone walls that enclose the property from the surrounding streets. The hot tub operates seasonally from April to October.
