Modica Apartment Two occupies an early twentieth-century building in the upper historic centre of Modica, near the Cathedral of San Giorgio. The 40-square-metre apartment looks out across the rooftops to the baroque skyline, with views that take in the ancient Jewish quarter of Cartellone, the cathedral facade, and the Castle of the Counts on the ridge above. Restored by architect-owner Luca Giannini, the interior brings together salvaged furniture, contemporary artwork, and traditional architectural details—including an original front door that has been repositioned and transformed into a painted artwork within the stairwell.

Modica sits at the centre of the Val di Noto, the concentration of baroque towns in southeastern Sicily that holds UNESCO World Heritage status. Ragusa Ibla lies fifteen minutes away, Scicli twenty minutes, and Noto approximately forty-five minutes to the east. Siracusa and its island quarter of Ortigia can be reached within an hour. The beaches at Marina di Modica and Sampieri are thirty minutes to the south, whilst the nature reserves of Cava d'Ispica and Vendicari offer walking through limestone gorges and coastal wetlands. Comiso airport is half an hour away, Catania approximately ninety minutes. Within Modica itself, the historic chocolate shops that continue the city's centuries-old tradition of cold-processed cocoa line the streets of the old town.

The apartment is arranged across two levels connected by an internal staircase in black pietra pece, a local volcanic stone. The first floor contains the open-plan living area and kitchen with a selection of Sicilian wines, a double bedroom decorated with antique Sicilian majolica tiles, and a panoramic balcony positioned for evening aperitivos as the town lights emerge below. The upper floor houses the second bedroom with its own bathroom, a furnished rooftop terrace with dining space, and a small corner area with futon and books for children. Wrought-iron beds and wooden beam ceilings appear throughout.

The apartment is reached via an external staircase—a characteristic of properties in Modica's steep historic centre, where buildings rise in tiers above the valley floor.
