Converted from a medieval water mill, the cottage sits beside a gentle stream and offers an intimate wellness experience with private pool, sauna, outdoor hot tub, and underground heated whirlpool. Perugia Airport is approximately 40 minutes by car, whilst Rome and Florence are each around 2-3 hours away.
The estate's thousands of hectares of pristine woodland, lakes, and olive groves provide endless opportunities for quiet walks and exploration, and guests have access to the Estate's restaurant at the main house, which serves traditional Umbrian dishes prepared with produce from the estate's own farm. The nearby 18-hole Antognolla golf course, designed by Robert Trent Jones Jr, lies just minutes from the property, whilst the medieval hill towns of Perugia, Assisi, Gubbio, and Todi are all within easy reach for day trips; Lake Trasimeno is approximately 35 minutes away.
The ground floor comprises an open-plan living room with fireplace, fully equipped kitchen, and dining area, with original stone walls and vaulted ceilings reflecting the building's history as a working mill. From the living room, stairs descend to an underground heated whirlpool set beneath the old stone vaults, whilst a private sauna with outdoor access completes the wellness facilities on this level.
The private swimming pool, shaped to evoke the original mill basin, is set within a lush garden shaded by mature trees. A wooden outdoor hot tub provides an additional place to unwind, and terracotta terraces offer space for alfresco dining.
