The Setting
Villa Nocciola enjoys a well-positioned rural setting near Palaia, a historic hilltop village surrounded by vineyards and olive groves. Set within a country estate connected to the Medici legacy, it combines countryside privacy with convenient access to local life. A scenic 12-minute drive leads to Palaia’s traditional cafés and weekly market, while Forcoli’s authentic trattorias and everyday amenities are just 10 minutes away. Quiet country roads and estate trails also provide an inviting setting for leisurely bike rides through the surrounding landscape.
Nearby, the truffle-rich medieval lanes of San Miniato and the Tyrrhenian coast, with its sandy beaches, are both within an effortless 45-minute drive. For grander excursions, Tuscany’s iconic capitals of art and Renaissance architecture are easily accessible for day trips, ranging from a 35-minute commute to a comfortable one-hour drive.
The Living Spaces
Restored with a focus on preserving the farmhouse’s original architectural character, the interiors highlight local materials such as terracotta flooring and exposed timber beams. The atmosphere is warm and relaxed, with comfortable shared living areas, a traditional stone fireplace and a spacious kitchen designed for large family meals.
The accommodation is divided between the main house and a separate annexe, accommodating up to 13 guests while allowing for personal space. On the first floor of the main building are a super king bedroom, a queen bedroom, a twin bedroom and a king bedroom, each with an en-suite bathroom. The second floor hosts an additional king bedroom with an en-suite bathroom. Just steps away, the annexe offers two first-floor bedrooms: a queen bedroom and a single bedroom with a French bed, which share a bathroom with a shower cubicle.
